When we take a new listing at The Paul Kaplan Group in Palm Springs, its our goal to help you make the maximum profit on the sale of your home.  But that takes cooperation and help from you, the seller, to make sure your home is easy to show.

Selling your house can be stressful, especially if you're living in it while it's on the market. But if you want to increase your chances of a successful sale, there's one thing you absolutely can't skip: making your house available to show.

I mean, sure, you could try to sell your house without allowing any showings, but that's kind of like trying to sell a car without letting anyone test drive it. Sure, someone might take a chance on it, but they'll probably be pretty hesitant, and you'll likely end up with a lower offer than you were hoping for.

So why is it so important to let people traipse through your home, judging your taste in decor and making small talk about the weather? Well, for starters, it's the only way potential buyers can really get a sense of what your house is like. Pictures are great, but they can only do so much. It's hard to get a feel for the layout, the flow, the natural light, and all the little details that make a house feel like a home without seeing it in person.

But more than that, allowing showings is a sign that you're serious about selling. It's like saying, "Hey, world! Come check out my house! I'm ready to move on to the next chapter of my life, and I'm not going to let a little inconvenience get in the way of making that happen!"

There's nothing more frustrating to an agent, than not being able to show a house, or dealing with complicated showing instructions.  If an agent has a number of properties they're trying to arrange to show, and your home needs say 24-hour notice, chances are they're going to put your property on the bottom of the list.  In fact, they may not even show your home at all if it's a hassle- which means you could be missing out on a potential buyer.  

Of course, we get it, showings aren't always easy. You might have to tidy up a bit more than usual or rearrange your schedule to be out of the house during the showing. But hey, think of it this way: at least you'll have a good excuse to go out for a coffee or a walk in the park. And who knows, maybe you'll even discover a new favorite hangout spot in the process.  In fact, if your agent is hosting an open house, why not go away for the weekend, so your house is easily available to show off, and perhaps get second showings from the open house traffic.

So if you're thinking about selling your house, remember that allowing showings isn't just important, it's essential. It's the best way to get potential buyers excited about your home, and to show them that you're ready and eager to move on to your next adventure.
